The Day Before Closing

Complete your final walkthrough of the property (this is your right — request it). Confirm: property is in the same condition as when you made your offer, all included chattels are present, no significant damage has occurred since your inspection. Your lawyer will send you a statement of adjustments the day before closing — review it carefully and ask questions about any line item you don't understand. Transfer your closing funds (down payment + closing costs + any adjustments) to your lawyer's trust account by the deadline they specify.

Closing Day: What Your Lawyer Does

Your lawyer handles the closing on your behalf. They: receive the mortgage funds from your lender and combine with your deposit and balance of down payment, review and sign all transfer documents on your behalf, register the transfer with the Land Registry Office (now done electronically in Ontario), pay the seller's lawyer, and register your mortgage. You typically don't need to be present at the Land Registry — everything is done electronically.

When Do You Get the Keys?

You get the keys when the transfer is registered — not when the funds are paid. In Ontario, registration typically happens in the afternoon of closing day, often between 2–5 PM. Your lawyer or real estate agent will call you when registration is confirmed and arrange key handoff. If you're taking possession from existing tenants, coordinate key handoff carefully — you need to ensure the unit you're moving into is actually vacant.

The First 48 Hours After Possession

Hour 1: Change all exterior locks. This is non-negotiable. Hour 2: Document the condition of both units with timestamped photos and video — especially any damage. Hour 6: Send written notification to existing tenants of new ownership and new rent payment process. Day 2: Contact your insurance broker to confirm coverage is active. Day 2: File your change of address with Canada Post, CRA, and your bank. Day 2 evening: Read your existing leases carefully — know your obligations from day one.
