Investors buying duplexes are not buying a dream home — they're buying a business. Their aesthetic filter is fundamentally different from a homebuyer's: they want to see a clean, functional, well-maintained property with minimal deferred maintenance risk. They don't care about grey subway tile or waterfall islands. They care about structural integrity, functional systems, and legal compliance.

Photography Strategy for Duplex Listings

The most important photos are not what you'd expect. Priority 1: exterior photos showing both entrances and overall property condition. Priority 2: photos of both units showing they're functional and habitable (not necessarily beautiful). Include in your listing description: total monthly gross rent (be accurate), confirmation that the second unit is a 'legal second unit' or 'registered duplex' (only if true), any recent capital improvements (roof year, furnace year, electrical updates), and the asking cap rate. Example: 'Legal upper/lower duplex generating $3,900/mo gross rent. Updated electrical (2022), newer furnace (2020). Presented at 6.8% cap rate at asking price. Income statement available upon request.' This description speaks directly to investor buyers.

Virtual Tours and Floor Plans Are Worth It

Serious investor buyers evaluate multiple properties simultaneously. A well-produced virtual tour of both units eliminates unnecessary showings, pre-qualifies buyer interest, and allows out-of-area investors (a significant portion of the duplex buyer pool) to seriously evaluate your property. Budget $300–$500 for professional photos and virtual tour — it often pays back in fewer days on market.
